The Warehouse 7 Lofts Building on 13th & Washington

McGowan Brothers Development is putting the finishing touches on their Warehouse 7 Lofts project at 13th and Washington. The first residential tenants have moved in. Advertising agency Group 360 will occupy floors 2,3 and 4 is in the process of moving.  The commercial spaces on the ground floor will be finished soon and ready to welcome The Jive and Wail Piano Bar on the Washington Avenue side and Rosalita’s Cantina, a Mexican restaurant on the 13th Street side. An outdoor patio is also planned on 13th Street.

Roberts Tower nearing Completion

The first new residential tower downtown in decades

Work on the exterior of the Roberts Tower at the Old Post Office Plaza is almost finished. The crane has been removed and the outside of the building is in the final stages. A Roberts Tower representative said that they are planning to start marketing the condos actively around November of this year. The restaurant on the ground floor should be opening around that time as well and there will be a “Roberts Tower” neon sign installed on the the top of the building .

700 Market (GenAmerica Building)

700 Market, the former GenAm Building

The GenAmerica building, downtown’s post-modern marvel by architect Philip Johnson, was completed in 1975. It is one of the youngest on the National Historic Register. Now being co-redeveloped and marketed as 700 Market by Balke Brown Associates and 700 Market LLC, some $6.5 million dollars in upgrades are planned. Located in the heart of downtown St. Louis, this six-story building offers 128,550 square feet of office space. The building itself has limited parking space but 200 spaces are available in the adjacent Stadium-West garage. It is for sale for $ 9.8 million or for rent at $ 21 per square feet.  This would make an excellent corporate headquarters for a creative- or law firm.

The building seems to be in excellent shape and not in need of (other than cosmetic) upgrades, like new carpeting. With its light, open spaces and eccentric floorplans this is truly a gem, waiting for an owner that can appreciate (and afford) the design that might not be the most efficient but certainly breathtaking.
